Get registred or enter the forums! | , doesn’t matter), the bank is going to send out a home appraiser. Most people don’t challenge the lender’s choice of appraiser. Which is not the best way to go. This is why.
Prior to the Home Valuation Code of Conduct (HVAC), mortgage brokers and lenders could hire their own appraiser. After the HVAC, they must use an intermediary – Appraisal Management Companies, or AMC’s. AMC’s want to make money. They make more if they send out an appraiser who charges little. Even if that appraiser lives two counties away.
Because of that a lot of people are complaining. How are they going to get their $200,000 mortgage, for instance, if an appraiser who lives too far away says their $300,000 home is worth $205,000?
But the issue is not where the appraiser lives. The issue is that the appraisers don’t know your neighborhood andor they don’t have access to information on your neighborhood (without spending extra; and they’re not going to spend extra because they’re paid too little). There are home appraisers who live a mere 5 miles from your house and who don’t know your neighborhood.
Which means, when banks send out appraiser, you don’t ask them questions like, ‘Where’s your office?’ or ‘Where do you live?’ Instead, you ask them how many houses they’ve appraised in your area. You ask them what they consider to be the boundaries of your neighborhood and why. If you know your neighborhood, you will know if you should let them come out and appraise your house.
Then you have to ask them about what they do. You ask them if they have to go into the crawl space, into the attic. Because house appraisers have to get their head and shoulders inside the crawl space, inside the attic. You should frame the question something like this: Do you have to get into the attic? I don’t have a ladder.
The answer should be something like: ‘It’s okay. I have my own’.
These two question reveal a lot about the appraisers’ attitude towards their work Because if this is a corner they’re willing to cut, they’re willing to cut others. And the quality of the appraisal they produce will suffer.
Always interview appraisers when they call to set up an appointment. The fact that you’re not hiring them directly shouldn’t stop you from trying to get a good one. If he you’re not convinced they’re up to par, don’t set up the appointment, ask your lender to send out another. You owe it to yourself to get a mortgage based on the real value of your home. It used to be that a lot of property appraisers over valued properties. These days, there are a lot who under value. It’s just easier and faster. You don’t want those. You want the ones who don’t over or under value.
You’re also going to need to check out references, if there are complaints against their license, if they’ve ever been disciplined..
Should you not like the answers to the two questions, you have the option to ask your loan officer or mortgage broker to get the Appraisal Management Company to send out another appraiser, a better one. Of course, that might push the closing beyond your lock. But, then, the odds of you getting that loan were slim anyway.
Overall, though, you reduce the chances something will go wrong if you interview appraisers when they call to set up the appointment to come out to your home. Don’t miss the opportunity.
Though I’ve intended this article people who’re considering getting a mortgage from a bank, it still applies even if deal with appraisers for other reasons. And your attitude should always be: it’s my mortgage, I deserve to get the best one I can get. Because the consequences of you not getting that mortgage loan are significant. MANILA, Oct. 20 (Xinhua) -- Philippine President Rodrigo Duterte has no plans of lifting martial law in Mindanao in the southern Philippines despite the "liberation" of Marawi City from the clutches of pro-Islamic State (IS) extremists, a government statement has said.
Duterte said on Thursday night that the martial law will stay until all terrorist groups in the southern region are neutralized.
"When the time came, I declared martial law. Everybody is asking when will it stop? It will not stop until the last terrorist is taken out," Duterte said at a business conference event.
Duterte said martial law is needed to guarantee the safety of Filipinos in Mindanao.
"He echoed the military and the police's warning that terrorists may continue to retaliate even as the top leaders of the Maute terrorists had been neutralized," Duterte's office said in a statement.
The statement further read, "As such the president stressed that martial law would continue to prevail in the region."
Duterte imposed martial law on the entire Mindanao region when the Maute and Abu Sayyaf militants took over Marawi on May 23. The conflict dragged on for nearly five months and has so far killed more than 1,000 people, including 163 government forces, and wounded more than 1,700 others.
